Can you get finance on a licensed HMO?
Yes. Having an appropriately licensed HMO can be an important positive when applying for finance, but a licence alone does not guarantee that a lender will accept the property.
The lender will generally want to understand whether the property is being operated in accordance with its planning and licensing position. This can include the current HMO licence, permitted occupants, bedroom sizes, planning use, rental income, property condition and the borrower's experience.
A licensed and established HMO can have advantages because the use is documented and the property can be assessed against relevant comparable and rental evidence.
If the licence is pending, the position becomes more lender-specific. Some lenders may consider a property where licensing is in progress; others may require the licence to be in place before completion.
The same applies to planning, building regulations and other compliance matters.
Don't assume that because a property is an HMO, every HMO lender will accept it.
